New Home, Auchterarder, Perthshire.

This project replaces an existing house with a new modern villa on a magnificent plot overlooking a golf course.

The existing building was a small, standard developer house from the 1980’s which was much altered and in a poor state of repair, occupying a large plot with magnificent outlook over the adjacent golf course.

Our client asked for an ambitious modern villa to replace the existing house and to make the most of the amazing location.

Project Status - Planning Permission Granted.

We are currently developing the technical design for this project.

Render and brickwork match the adjacent houses and there is a row of silver birch trees which will be retained to filter views into the site and soften the impact of the new building.


The sun rotates around the building with the garden in sunlight in the morning and the street side of the building in sunlight in the evening. Our client was keen to incorporate multiple areas around the building to sit out and enjoy the sunlight no matter the time of day. These are tucked under the overhanging first floor to provide privacy and solar shading in the height of summer.
Expansive glazing and a first floor living area and balcony make the most of the long views over the adjacent golf course.
